Welcome to Michigan Housing! And welcome home. The key to a successful residential experience is knowing all about the expectations: what’s expected of Michigan Housing, and what’s expected of you as a community member. These are our 2025-2026 academic year Michigan Housing policies, and you can find them in three documents:

Your Housing Contract is a legally binding agreement between you and the University, providing you with a space in Michigan Housing. Review your contract for important information such as the dates of your occupancy, your meal plan, and the room and board rate.

The Housing Terms and Conditions, a legally binding adjunct to the contract, outlines expectations and procedures, including check-in and check-out, keys, terminating, renewing, or reassigning your contract, safety and security, and more. Be sure you review this document carefully.

The Community Living at Michigan Standards (the “CLAM” for short) is also a legally binding adjunct to your contract that lays out additional expectations, including our Community Living Standards and the Housing Support & Community Responsibility processes.

When you sign your contract, you are agreeing to adhere to the terms of all three documents, so take the time to view each one.

It takes all community members of Michigan Housing to maintain the safety of the community. Please view the list of items that are regulated and prohibited in Michigan Housing.

Room Condition and Damage Charges

Room Condition

When you move into a Michigan Housing space, you will complete a Room Condition Inventory to record the condition of the space when it is originally occupied. Residents are responsible for the condition of the space upon move-out so this form is an important one to complete.

Residents will be held responsible for any damage when they move out unless 1) it was noted on the Room Condition Inventory, 2) it is normal wear and tear or 3) it is related to a maintenance problem reported to FIXIT (online FIXIT system)

Damages

Residents are responsible for their own actions and for the conduct of their guests, including paying for any related damages. This document shows a partial list of damage and cleaning charges for reference.

When the responsible party is known

Residents who damage a room, furnishings, or any part of a building will be billed directly for related costs such as repairs, replacement keys, excessive cleaning, and missing furniture or equipment. This list is not comprehensive.

When the responsible party is not known

When damage occurs in a common area and the individual responsible cannot be determined, contract holders who live in or near the impacted area may be charged together (Group Billing). In some situations, charges may be assessed to all residents in the building where the damage occurred.

Timing of billing

Residents may be charged for damages at any time during the contract period. Some charges are determined after end-of-term inspections or checkout.

End-of-term damage assessment notices, including group billing, will be sent to your U‑M email and billed to your student account.

Solicitation, Tabling, and Publicizing EVENTS OUTSIDE OF M HOUSING

M Housing residences are students’ homes.  As such, solicitation activities (including but not limited to payment for the sale of merchandise) are not permitted within Michigan Housing.  Door-to-door canvassing and posting of flyers publicizing events outside of M Housing are likewise prohibited.  Requesting residents to participate in surveys and/or research projects is only permitted with prior approval from Michigan Housing.

The Table Use Guidelines and Online Application at Michigan Housing provides an opportunity for registered student organizations and U-M departments to provide information about their organization or department to M Housing residents via tabling (staffing tables near dining halls in M Housing residences where space allows).

Residential Meal Plan Information and policies

A key part of the residential experience is spending time together over meals in the dining halls.  Information and policies governing meal plan use can be found on the Michigan Dining website

2026-2027 Policies
