Northwood Community Apartments, Northwood I, II, IV and V Subcontract Procedures

Northwood Community Apartments Subcontracts are allowed for Northwood I, II, IV and V apartments only and must be between the months of May 1st through August 31st. A Subcontract Application and Agreement must be filed with and approved by the Housing Advisor at the Housing Information Office. It is entirely the obligation of residents interested in pursuing this possibility to follow through on making direct connection with other interested students/faculty/staff. University Housing facilitates the subcontract program in Northwood Community Apartments by providing this advertising service on this web site and administering the appropriate paperwork. Once an eligible subcontract holder is secured, you need to call the Housing Information Office at 734-764-3164 to obtain the subcontract packet. This packet contains the Subcontract Application, a copy of the Master Contract, the Subcontract Agreement and the details on the procedure. The most important part of this packet is the Subcontract Application and Agreement forms. If the subcontractor is not in the Ann Arbor area, the subcontract agreement may be executed via fax or email. It is the primary contract holder’s responsibility to secure all documents and signatures required and to submit them to the Housing Advisor for approval. Once these forms are submitted to the Housing Information Office, they will be reviewed, verified and processed. Upon approval of the subcontract, each party will receive an authorized copy of the Subcontract Agreement.

The Subcontract is not a legal and binding contract without the authorized signature of the Housing Advisor or designee. If the Subcontract is not approved, the subcontract holder will be considered an illegal occupant of your apartment and subject to eviction and termination of your contract with University Housing.

Approval of Subcontract requests are contingent upon the following terms:
Subcontracts can be for the time period of May 1st to August 31st ONLY.

  1. As the primary contract holder must renew their contract for another contract year and intend on reoccupying the apartment after the subcontract period as an eligible resident. Subcontracts are not permitted if a request for contract termination has been submitted.
  2. The apartment unit must be vacated by all you and all household members during the subcontract period.
  3. Subcontracting of individual rooms in not permitted.
  4. All primary contract holder(s) and subcontractor holder(s) (spouse/partners) must complete and sign the Northwood Community Apartments, Subcontract Application and Subcontract Agreement forms.
  5. The Subcontract Agreement form does NOT constitute a Master Contract.
  6. University Housing will not assume responsibility for any arrangements or disputes between the primary contract holder(s) and the subcontract holder(s).
  7. Subcontract holder(s) must meet all eligibility requirements and must be approved by the Housing Information Office in order to subcontract a Northwood Community Apartment. Summer subcontract holders must be affiliated with the University of Michigan, Ann Arbor campus, as a student, guest student, staff member or visiting staff member.
  8. Subcontract holders must also meet eligibility requirements for the apartment type.
  9. The primary contract holder must be current in payments to the University.
  10. Rental (and cable if applicable) payments remain payable to University Housing from the primary contract holder throughout the subcontract period. University Housing will not assume responsibility for any financial arrangements made between the primary contract holder and the subcontract holder.
  11. The signature of the primary contract holder(s) on the Subcontract Agreement form will be deemed sufficient legal authority to permit University Housing to supply keys for the subcontract premises to be subcontracted to the subcontract Holder.
  12. The primary contract holder(s) remain responsible for any damages incurred to the unit and or furnishings owned by the University or any violation of the terms of the primary contract during the subcontract period.

Important: Any resident subcontracting their apartment or any part thereof without the approval and consent of university Housing is in violation of their contract and subject to eviction. Unless the Subcontract Application and Agreement is approved, University Housing will have no record of the transaction and will not honor requests from the subcontract holder for maintenance, keys and lockouts and will be subject to eviction if discovered. University Housing has and will continue to terminate contract agreements immediately when illegal subcontracting is discovered.
